Here is what a decade of deck work teaches you: the surface of a deck tells you almost nothing about the frame underneath it. Beautiful boards can hide a rotted joist. Weathered, ugly boards can be sitting on a frame with twenty good years left.

So before we quote any repair, we inspect the structure:

• Probe test on the framing. We physically test joists, beams, and posts for hidden rot. Solid wood resists; compromised wood gives. This fifteen-minute check is the difference between a repair that lasts and a repair that fails.
• Connection check. Ledger attachment, joist hangers, post bases, and rail post hardware — the connection points are where decks actually fail.
• Surface assessment. Only after the frame checks out do we scope the boards, railing, or stairs you called about.

If the frame is sound, we repair with confidence and stand behind the work. If it isn't, we tell you — plainly, with photos of what we found — because fastening new boards onto a failing frame wastes your money, and we don't do it.

One loose railing section. Three bad boards. A single cracked stair tread. Plenty of contractors won't return that call, and homeowners know it — which is why small problems sit until they turn into big ones.

We take small jobs. There's no minimum project size at Flicker Construction: repair work is billed at $75 per hour with a one-hour minimum, plus materials, whether the job takes an afternoon or a week. If a two-hour visit fixes what's bothering you, that's a good day for both of us.

Repair is the smart, economical choice when damage is isolated: a handful of bad boards, one loose railing section, a cracked stair tread, a single soft joist. You keep the structure you have and pay a fraction of what a rebuild costs.

Repair stops making sense when problems are structural and widespread — rot in multiple framing members, connections failing across the whole deck, or a repair list that grows every season. And if your deck's frame is sound but the entire surface is worn out, what you may need isn't repair at all but a resurfacing — a different, larger project than swapping a few boards.
